Conditions Before Lease Acceptance:

- Conditional on receiving a letter of employment or proof of income.

- Conditional on verification of the tenant's credit report to the full satisfaction of the Landlord, as well as consent to verify payment habits with previous landlord references.- The tenant agrees that the Landlord has the right to perform an independent credit and payment history verification through the Corporation des propriétaires immobiliers du Québec (CORPIQ).

Once the Offer Is Accepted (Steps to Follow):

- The lessees agree to provide a deposit by e-transfer to RE/MAX Dynastie or to the Landlord within 48 hours.

- Proof of civil liability insurance ($2,000,000) valid for the entire term of the lease.

- Confirmation letter showing that the Hydro-Québec account has been transferred to the lessee's name. During the Lease:

- Rent shall be paid by e-transfer on or before the 1st day of each month.

- No pets are permitted.

- The lessees shall not, and shall not permit anyone to, use, grow, smoke, or vape tobacco, cannabis, or any other illegal substance inside the premises, on the balcony, in common areas, or on the property.

- Airbnb or any similar short-term rental platform will be considered a breach of the lease. The lessees are not permitted to sublease or transfer the lease without the Landlord's written consent.

- Tenants are responsible for the payment of Hydro, water tax, phone, and internet.

End of Lease:

- The lessees are responsible for paying any fees related to the loss of keys.

- At the end of the lease term, the unit must be returned in the same condition as when it was rented, including all inclusions and the condition of the floors, except for normal wear and tear.

- The A/C unit must be maintained and in proper working condition at the end of the lease.

- If the lease is not renewed, the lessees must honour all visit requests for potential new tenants, with 48 hours' notice. The same applies for visits from prospective buyers if the property is put up for sale during the lease term.


*Every person living in the unit must be listed on the lease.
